Future of Pine Island Airport This part is still in development Updated 2/5/2011
I see one of three options at this point. What is Pine Island Airport - Right now it is 18.85 Acres of prime Agricultural land which consist of a 2,700' grass strip, a 600' X 600' unidirectional PPG & PPC landing zone, 7 "T" Hangars, A Double Wide Tenant House, Septic Tank, Underground Electrical Service, City Water, with Security Gate Entrance. It is currently Zoned for 13 more "T" Hangars to be built to current codes, A Barn and a House. The airport has numerous possibilities of which I lean towards preserving the airstrip and maintaining a way for pilots to be able to fly into the island to visit friends and family as well as take advantage of our beautiful island. The island was called the best kept secret of SW Florida. Pine Island airport is the only way for island residents, there families and business associates to have the convenience of flying directly onto Pine Island. This convenience is not provided by the majority of Lee Islands. The entrance to Pine Island by road is thru the artistic little community of Matlacha. It has been compared, to the old days of the Florida Keys. Matlacha offers brightly colored art galleries, unique shops and a variety of restaurants. Pine Island has been called the best kept secret in Florida, guarded by its residents and a number of environmental groups. Pine Island is home to the American Bald Eagle and many species of exotic birds. Fishing in the waters around Pine Island is world class, hosting one of the largest Tarpon fishing tournaments on the east coast. Pine Islands uniqueness has helped it hold its real estate value while assuring a positive increase in the coming years. wayne@WayneReed.com More places to see info on the property: Options: A couple of options are to build it as an airport business or just as a private little farm with an airstrip. As a private property with an airstrip you can do about anything you want to do. You can build a nice house, a barn and a very nice hangar. You can buy more property around the airport and make it as big a farm as you want. You can have a tree farm, horse farm, cattle or prize goats. What ever the heart desires in the agricultural world. The dream is to rebuild the hangars as a service to the Island and a barn big enough to put my toys in and still have room for a club project area. I enjoy making the property look better and it would take very little to upgrade the landscaping as we are surrounded by Palm Tree and Exotic Plant farms. What was once a best kept secret on the island could very easily be the islands best landscaped property and a thing of beauty. We have started a club and the purpose is to share in the fun and use of the airport. I would like to expand on that use. Next, I would like to build a club house with 4 Bedrooms and Baths and a common Great Room and Kitchen. Lots of people could fly in for a vacation or school and stay for a week or weeks at a time. It could also be used as a part time residence or a care taker, or one Bedroom could be the residence of a live in caretaker. Lot's of options. The club could be expanded to RC cars in a small corner of the property, or a Fruit Tree area, Garden area, RV Parking Area. and many other options. The surrounding farms can be purchased at farmland prices and when given access could be sold at fly in community prices. They change with the economy, but the markup should stay constant, roughly 50% or more higher for fly in community. This could mean as property was purchased the airstrip could be enlarged in the process. I also have thoughts and have talked to other airport owners, of setting up a group of airport owners that share in the same thoughts of the club. It would be nice to have other places to fly to that have the same interests. As you probably know, I enjoy flying open light sport aircraft and it would be nice to be able to fly from one safe airport to another and hop to the east coast or the Keys, heck maybe even to my home town in Kentucky. :-) It is just a small step away. Since the Hurricane Charley I have been cleaning up the debris and fighting zoning to be able to build back what I had prior to the storm. I now have the airport all cleaned up and am in compliance with codes. I have won back the rights to rebuild the other 13 hangars, a barn and a house. Unfortunately, I have had to use my retirement funds to fight the government clean up the debris and live on while doing it. This opens and opportunity for an investor or a partner. I need to pay off the existing debt against the airport before I can build the hangars. This can be done in numerous ways.
